Long-Term Property Management
Our service is comprehensive long-term rental management:
We handle property preparation, reliable tenant sourcing, contracts and filings, financial monitoring, and technical support throughout the lease term.
Our goal is not just to rent the property, but to maintain it properly, ensure stable returns, and protect its value.

- Legal / administrative support: lease agreement, filings, representation
How it works in practice
CYV follows specific stages to ensure that each property is properly onboarded, securely leased, and efficiently managed over the long term.

Service Cost
Monthly management
- 10% of the rent + VAT
- Minimum charge: €50 / month
- VAT 24%
The rent is paid directly to the owner.
Our fee is settled via standing bank order within 5 days of the rent payment.
New lease fee
- 1 month’s rent (one-off)
- Charged only when a new tenant is secured
- Not charged for renewal with the same tenant
Property preparation (renovation, technical improvements, repair of wear and tear) can, upon request, be undertaken by our company, leveraging our construction and technical infrastructure, with separate pricing borne by the owner.
Property listing on platforms is included in the new lease fee.
There are no hidden or variable charges.
Damages & repairs
Improper use by the tenant: charged to the tenant, documented through protocols.
Wear and tear / infrastructure: charged to the owner (with approval & full disclosure).

No. The tenant pays directly to the owner.

Are there any legal requirements?
Yes: an Energy Performance Certificate (EPC) is required for the lease, and an Electrical Installation Certificate (EIC) is required to transfer the electricity supply to the tenant.

Short-Term Property Management
Our service provides comprehensive management of both long-term and short-term rentals. For short-term rentals, we handle property onboarding and compliance, listing creation and management, guest management, coordination of cleaning services, technical support, as well as administrative and tax management (AADE).

Service fee
CYV Property Management offers three management packages, with fees calculated as a percentage of the owner’s net profit.
The appropriate package is recommended after evaluating the condition of the property and discussing it with the ownerto fully meet their needs and objectives. Fees apply to ongoing partnerships and vary depending on the type of property and its location.
Management Packages
Basic – 15% + VAT
Suitable for owners who want an organized presence on rental platforms and basic management.
Includes:
- Creation and management of listings on platforms (Airbnb / Booking).
- Reservation and calendar management.
- Basic guest communication (before and during arrival).
- Organization of cleaning between stays.
- Monthly financial settlement and reporting to the owner.
Standard – 20% + VAT
The most balanced option for owners who want full delegation without daily involvement.
Includes everything in the Basic package, plus:
- 24/7 guest support.
- Handling of issues during the stay.
- Coordination of technicians for minor repairs.
- Property inspection after each departure.
- Management of cancellations and reservation changes.
- Active oversight of quality and guest experience.
Premium – 25% + VAT
For owners who want complete offloading, enhanced oversight, and technical care of their property.
Includes all of the above, plus:
- Priority access to technical support and interventions.
- Enhanced wear-and-tear inspection and damage documentation.
- Management of compensation claims through platforms.
- Continuous performance monitoring and optimization recommendations.
- Higher level of property and equipment care.
Important Information for the Owner
• Platform commissions
Platforms (Airbnb, Booking, etc.) charge a commission that is borne by the owner and is deducted before calculating the management fee.
• Cleaning fee
Separate charge per reservation, paid by the guest, covering cleaning, linens, and property inspection. It is not considered owner income.
• TAKK Fee
Charged to the guest and recorded in the owner’s Taxisnet account. The company can handle the remittance on the owner’s behalf.
Operating a property as a short-term rental (Airbnb) requires compliance with specific legal and regulatory requirements, as defined by applicable legislation.
Depending on the condition and characteristics of the property, it may be required an initial compliance costin order to meet the required standards and enable its lawful operation.
Our fees are calculated based on the owner’s net profit.

The cleaning fees are collected by the company in order to proceed with cleaning services.
The TAKK fee is collected by the company provided that authorization has been granted for its payment.
Our commission is calculated solely on the net revenue, as shown below:

- The net proceeds are disbursed to the owner on an aggregated, monthly basis.
- The management fee is deducted in accordance with the agreed percentage..
- Any expenses (cleaning, maintenance, repairs) are recorded in detail and accompanied by supporting documentation.
- A monthly income and expense reportis sent to ensure full transparency.
Frequently Asked Questions
Is the AMA issued in the company’s name?
No. The AMA is issued in the owner’s name. We handle the process on the owner’s behalf with
proper authorization.
When are the declarations submitted to AADE?
Short-term rental declarations are submitted by the 20th of the month
following the guest’s departure.
Can I use my property whenever I want?
A stable cooperation is recommended for optimal results, but the duration is agreed in advance with the owner, based on their needs.
Can I use my property whenever I want?
Yes. The owner always has priority in using their property, provided there is timely notice to block the desired dates.
Is there an initial cost for Airbnb?
Yes. For a property to operate legally as a short-term rental, it must meet specific legal requirements.
Depending on the condition of the property, an initial compliance cost, may be required, which is discussed and agreed upon in advance.
